A 500 m² plot in a densely built-up city center. Previously used as a parking lot, the land had no apparent value. But for experienced developers, "sleeping" locations like these often hold the greatest potential.
Step 1: Analysis & Concept
We began with a thorough evaluation: zoning regulations, development restrictions, location advantages, and market demand. Instead of a generic approach, we created a tailored concept perfectly aligned with the neighborhood.
Step 2: Architecture & Permitting
We developed a 4-storey residential building with 11 apartments and 10 parking spaces. A key decision was dedicating the ground floor to parking and installing a full-size elevator — this significantly boosted both comfort and value.
Step 3: Commercialization
Thanks to thoughtful planning and strategic features, we were able to sell each unit at prices approximately 30% higher than comparable properties in the area. The total project return exceeded 40%.
